Receiving an offer
As soon as a written offer is received, it will be presented to you. Negotiations for price; terms and conditions between buyer and seller occur till property is sold and all parties are satisfied.
Once an offer is in writing we are in a position to check the buyer's ability to purchase and finance the property. This is with the consent from purchaser.

Step 8
Offer agreed
Our next steps are thorough and detailed. This includes process of the sale agreement and remit copies to the Conveyancing attorney; Seller; Purchaser and Bond Consultant
Confirm payment of the deposit.
Provide the Bond consultant the documentation for them to assist purchaser in procuring the necessary finance.
Agent will accompany the valuator to inspect the property.
Once all suspensive conditions have been fulfilled – you will be notified that the deal has been concluded and we will advise you and follow up throughout this process, keeping you informed every step of the way.
Step 9
Transfer
Transfer is when the property changes ownership and the money is paid to your account by the Conveyancing attorney.

The key to successful viewings
Life doesn’t stop when you are house hunting which is why our agents are available at times to suit you, that are convenient for viewing the properties after work and on weekends: Our offices are open 8.30am-5pm Monday to Friday. Our showdays on Sunday are from 2.00 to 5pm.
In addition, our phone lines are open 7 days a week for after-hours service call 082 3755015. The ideal situation to view a property is when the property is made available on a Sunday and is open to the public.
This ensures that everyone concerned is relaxed and in the right frame of mind to shop for the perfect home. Our agents are available throughout and are on hand to answer any questions immediately and advise where necessary.

Making an offer
Once you have identified a suitable property we will prepare and submit your offer to the seller in writing, stating any special conditions of the offer. All counter offers will be re submitted to you, always in writing and negotiated so that a successful sale can be concluded for all parties concerned.

Prepare documents for transfer and signature hereof
Submit documents to deeds office. Transfer is registered
Pay out proceeds of the sale to the seller on transfer.
